  • Panel-to-foundation interface mismatch on Cover Studio and One-Bed units. Cover’s panels assume a flat, engineered slab with tight tolerance. On Chino’s caliche-heavy and historically expansive clay soils, an unprepared or non-engineered slab causes panel racking. The doors don’t hang square. Drywall cracks at the seams. We’ve seen this on three Chino installs where the owner started with a general contractor who poured to “typical” specs without a geotechnical report. The fix is almost always foundation work, not panel replacement.
  • Elevated moisture wicking at the panel-to-slab base. This hits Cover Two-Bed units hardest because the larger footprint sits longer in contact with the slab. In parts of Chino with high winter water tables - common in the old dairy parcels with poor drainage - a slab set below finished grade wicks moisture into the base channel. The result is rust staining, insulation degradation, and eventually panel separation. We fix the drainage and the slab fall first. The panels are usually fine.
  • Utility stub-outs misaligned with Cover’s factory panel penetrations. Cover pre-cuts electrical, plumbing, and gas penetrations at the factory. A stub-out placed even three inches off forces field-cutting that voids the panel’s weather and structural ratings. This is the most common delay we see in Chino garage conversions, where the existing garage’s utility locations rarely match Cover’s panel layout. Our site assessment maps every penetration before we order panels.
  • Title 24 and permit plan mismatch. Cover’s stock plan set doesn’t always include site-specific energy calculations, HOA submittal sheets, or Chino’s local amendments. We’ve had plan-check corrections on energy compliance forms and noise contour disclosures for airport-influence parcels. The brand doesn’t know your lot’s specific conditions. We do, and we build them into the permit set before submission.
  • HOA submittal gaps. Chino’s master-planned communities often request documentation that Cover’s standard package doesn’t include - landscape integration plans, architectural review board packets, or parking replacement calculations. California Civil Code §4751 bars HOAs from prohibiting ADUs, but it doesn’t stop them from demanding paperwork. We prepare that paperwork. Most Chino HOAs approve once the packet is complete.

When a Cover unit’s foundation, drainage, or utility rough-in is fundamentally out of tolerance, we recommend fixing those site conditions rather than replacing the panels. The panels themselves are rarely the failure point. On a Cover Two-Bed install off Chino Avenue, our crew found the owner’s existing slab was 3/4-inch out of level and sitting below finished grade, so the panel base channels wouldn’t seat without forcing. We re-poured an engineered slab with proper fall and a capillary break, re-set the Cover base channels to the factory tolerance, and the panels dropped in square with no racking. The follow-up trim and MEP rough-in passed Chino’s inspection on the first visit.

    Site assessment. We measure slab flatness, check drainage and grade, locate existing utility stub-outs, and verify your lot’s position relative to Chino Airport’s Part 77 obstruction surfaces if you’re on the north or west side. You receive a documented photo record of everything we find.
