Which Abodu Models This Applies To
We work with Abodu’s full California lineup: the One (400 sq ft studio), the Two (615 sq ft one-bedroom), and the Three (760 sq ft two-bedroom). Each ships with a manufacturer permit package, but that package is generic to California code, not Chino’s specific amendments. The document either says it or it doesn’t, and Abodu’s base set doesn’t say anything about Chino’s Chapter 16.58 ADU ordinance or the city’s hillside development overlay if you’re north of Grand Avenue.
Identifying your exact model matters for the foundation detail. The One uses a 4-inch slab-on-grade standard; the Two and Three require 6-inch with engineered footings if your lot has any slope. Check the Abodu serial plate, usually on the electrical panel door or the HVAC closet header. The model prefix (AB1-, AB2-, AB3-) tells us which foundation detail to spec. We keep OEM Abodu foundation plans on file, but we also maintain Chino-amended versions with the city’s preferred detail callouts, which saves a round of plan-check comments. Aftermarket equivalents don’t exist for the permit set itself, it’s either the manufacturer’s engineering sealed for Chino or it’s not, but we can coordinate with Abodu’s team directly to get their engineer of record to review our local amendments.
Signs Your Abodu ADU Design & Permitting Is Failing

- City returns your plans with “does not comply with Chino Municipal Code.” This usually means the setback table references state minimums (4 feet side and rear) without accounting for Chino’s 5-foot side setback for detached ADUs on lots under 6,000 square feet. We see this on at least half the Abodu packages that come to us after a first failed submittal.
- Your contractor says the electrical panel size on the plans won’t work. Abodu’s standard package specs a 125-amp subpanel, but Chino requires a 200-amp main upgrade for any detached ADU with electric heat, which all Abodu units use. The permit set needs a service-upgrade calculation letter from SCE, which we pull before submittal.
- The fire department wants a second access path you don’t have. Chino Fire Marshal requires 20-foot access for structures over 400 square feet, which covers the Two and Three. Abodu’s base plans don’t address this; we add the access plan and grade certification.
- Your lender won’t fund until the permit is “ready to issue,” but the city says it’s still in review. This happens when the Abodu structural calcs reference CBC 2019 without Chino’s local amendments. We maintain a running checklist of Chino’s current amendments and pre-clear them.
- The foundation detail shows a standard spread footing, but your soils report says otherwise. Chino’s southeastern zone, near the Prado Dam basin, has expansive clay that triggers a geotechnical review. Abodu’s generic plan doesn’t flag this; we check the county soils map before submittal and add the pier-and-grade-beam detail when needed.
