Which Cover Models This Applies To

  • Condensation pooling in the MEP chase. Cover routes plumbing, electrical, and mini-split lines through a central chase that relies on a compression-sealed top cap. When the EPDM gasket hardens - accelerated by Chino’s dry heat and temperature swings - humid attic air infiltrates and condenses on cool refrigerant lines. You’ll see water staining on the chase access panel or hear dripping above the bathroom.
  • Wall panel seams gapping or “popping” in wind. The aluminum-to-steel frame connectors on first-generation units use a single shear bolt that loosens cyclically as the module expands and contracts. Santa Ana events in Chino often expose this first: a visible hairline gap at the vertical seam, sometimes with an audible click as the panel shifts. The fault reads as an intermittent ground fault; an owner resets the breaker repeatedly until the conductor shorts entirely.
  • Floor system squeaking or feeling “soft” at the perimeter. The module-to-foundation anchor bolts on Cover’s 600 and 800 square foot units are spaced at 48 inches. If the sill gasket compresses unevenly - common where Chino’s expansive clay soil has shifted the slab - the frame torques and the subfloor delaminates slightly at the rim joist. The symptom is localized flex, not structural failure, but it worsens until the anchor is shimmed and the gasket replaced.
  • Exterior panel finish chalking or delaminating prematurely. Cover’s factory-applied Kynar coating is rated for 2,000 UV hours, which translates to roughly 12-14 years in Chino’s inland exposure. Units installed without adequate roof overhang or with south-facing walls unshaded often show chalking at 7-9 years. This is cosmetic until the substrate is exposed, but the panel replacement window is narrow: once moisture breaches the coating, the galvanized steel substrate pits rapidly.

Beyond that, the module’s integrated systems present genuine hazards. The MEP chase contains 240V electrical, pressurized plumbing, and refrigerant lines in a confined space; the frame connectors are tensioned to a specific torque that varies by module size; and the envelope seals require clean, dry installation conditions that Chino’s dust and afternoon heat rarely provide on an open job site.
